Sanpiz Terms of Use & SMS Terms

1. Agreement to these terms

By using this website, requesting an estimate, or communicating with Sanpiz ("Sanpiz," "we," "us") by phone, text or email, you agree to these Terms of Use and SMS Terms and to our Privacy Policy, which is part of these terms. If you don't agree, please don't use the site or our services.

2. Our services

Sanpiz builds fences, decks, pergolas and patio covers, and concrete patios for homeowners in the Dallas–Fort Worth area. Every scope, timeline and price is subject to seeing the property and to a written agreement between us.

3. Text messages (SMS): how you opt in

You agree to receive text messages from Sanpiz when you do any of the following: check the text consent box on a form on this site and submit your mobile number; text us first at 817-710-4320; or tell us in person or on a call that we can text you.

Consent is not a condition of getting an estimate or hiring us. If you'd rather not receive texts, leave the box unchecked and we'll call or email instead.

4. What we text about

• Confirming we received your request and questions about your project
• Sending or following up on your estimate and written scope
• Scheduling, appointment reminders and crew arrival updates
• Progress updates, photos and questions during the build
• Invoices, payment confirmations and warranty follow-up
• Occasional seasonal notes or offers, only if you've opted in to marketing texts

5. Message frequency, rates and hours

Message frequency varies with your project. Expect a few messages during an estimate and more during an active build. Message and data rates may apply according to your carrier plan; Sanpiz doesn't charge for texts and isn't responsible for carrier charges.

We text between 9:00 a.m. and 9:00 p.m. Central Time, Monday through Saturday, and between noon and 9:00 p.m. on Sunday. We reply outside those hours only when you've texted us first about an active job.

6. How to stop texts

Reply STOP to any message and we'll stop texting you. You'll get one final confirmation and nothing further unless you opt in again. You can also tell us to stop in your own words, by phone, or by email to Help@Sanpiz.com, and we'll honor it.

Opting out doesn't affect your project. We'll call or email you instead.

8. Carriers

Messaging is supported on major U.S. carriers including AT&T, T-Mobile, Verizon, U.S. Cellular and others. Carriers aren't liable for delayed or undelivered messages, and carrier support may vary.

9. Your number stays with us

We don't sell, rent or share your mobile number or your text consent with anyone for their own marketing. We share it only with the messaging and phone providers needed to deliver our texts. See our Privacy Policy for the full picture.

10. Estimates, pricing and contracts

Prices, ranges and timelines shown on this site are general information, not an offer or a quote. Your price comes only from the written estimate we send after seeing the property, and it's final only when both of us sign the written agreement. Nothing on this site creates a contract between us.

11. Payment

Payment terms are stated in your written agreement. We typically ask for a 35–50% deposit to start, scaled to how much material the job takes, with the balance due when the work is done and you're satisfied with it.

12. Warranty

Warranty terms for work we perform are stated in your written estimate and agreement, not here. Warranties don't cover damage from weather events, third parties, ground movement, or misuse.

13. Photographs

Las fotos marcadas como 'Ejemplo de diseño' son ilustraciones del trabajo que ofrecemos.

Photos marked 'Design example' are illustrations of work we offer. Results vary with site conditions, materials and design.

14. Content and intellectual property

The text, photos and design of this site belong to Sanpiz. Please don't reproduce them without permission.

15. Third-party links

We sometimes link to other sites. We're not responsible for their content or practices.

16. The site itself

We work to keep this site accurate and available, but we provide it "as is," without warranties of any kind.

17. Limitation of liability

To the extent permitted by law, Sanpiz isn't liable for indirect, incidental or consequential damages arising from your use of this site or our communications. Our total liability for a service is limited to the amount you paid for that service.

18. Governing law

These terms are governed by the laws of the State of Texas. Any dispute will be resolved in the state or federal courts located in Tarrant County, Texas.

19. Changes

We may update these terms. Changes are posted here with a new effective date, and continued use of the site or our services means you accept them.
